Sewer/Septic Lateral Scope

A camera run through the line from the house to the sewer main or septic system, checking for root intrusion, collapse, or blockage - problems a standard inspection can't legally cover under TN Rule 0780-5-12-.10. This is the only way to actually see it.
Pool and Spa Inspection
From $250
A visual evaluation of the pool or spa's structure, equipment, and safety features - pumps, filters, heaters, electrical bonding, decking, and barriers - checking for deferred maintenance and safety issues a standard home inspection doesn't cover. Book it on its own or add it to any home inspection.
Essential Residential Home Inspection
From $375
Full inspection of a home's structure, electrical, HVAC, and plumbing systems, plus an interior and exterior assessment. You get a digital report within 12 to 24 hours - the inspection that tells you what you're actually buying, before you close.
11th Month Warranty Inspection
From $300
Most builders back new construction with a 1-year warranty. This inspection happens before that warranty runs out, so any issues get documented and submitted while the builder is still on the hook - not after.
Residential Pre-Drywall Inspection

An inspection of the framing, electrical, plumbing, and HVAC rough-in before the walls get closed up. Once drywall goes in, these systems are hidden for good - this is the only chance to catch problems while they're still cheap to fix.
Kinetic Perfect Home Inspection
From $375
A proactive checkup for current homeowners, recommended every 1 to 2 years. Same thorough review as a buyer's inspection - roof, exterior, foundation, crawlspace or basement, attic, insulation, HVAC, plumbing, and electrical - so small problems get caught before they turn into expensive ones.
